Occupational Safety and Health Regulation - Property Caretakers

Good building security and management can protect the residents¡¦ personal safety, lives and assets.  While guarding residents¡¦ safety and assets, security personnel should also look after their own safety and health when they are carrying the duties.

The followings are some possible occupational safety and health problems that security personnel may come across:

1.          Incidents of violence

¡Ó           Supporting the staff

Violence happened, it is necessary to pay attention to the response and emotion of the staff after attack.  Counsel the staff and assist him/her for compensation claims

¡Ó           Setting up control measures

Provide defense equipments including personal alarms, emergency buttons, dual wireless equipments, and set up video recorders at those dangerous areas

¡Ó           Providing trainings

Trainings should include compliance of safety rules and usage of control measures

2.          Work at height

¡Ó           A working platform should be provided to staff while working at locations over 2 meters.

¡Ó           Ladder is just for temporary and easy tasks. Check the structure and stability of ladder before use.

¡Ó           Select wooden or fibrous ladders for electrical works, such as changing light bulbs.

¡Ó           Face the ladder when climbing up or down, gripping two sides with both hands to maintain three-point contact.

¡Ó           Never carry heavy objects while climbing up or down the ladder.

3.          Other specially appointed works

Other specially appointed works, such as work at height (lightings repair) or outdoor work, may lead the staff to work in unsafe environments. Therefore, employers should set up safety rules, guiding the staff the situations in which they can work safely or stop working to protect their personal safety.
